This program helps provide first-time home buyers with peace of mind when purchasing a home, the CALIFORNIA ASSOCIATION OF REALTORS® (C.A.R.) Housing Affordability Fund is offering a new mortgage protection program to first-time home buyers.

Through the C.A.R. Housing Affordability Funds Mortgage Protection Program, first-time home buyers who lose their jobs due to layoffs may be eligible to receive up to $1,500 per month, for six months, to help make their mortgage payments. A qualified co-buyer also can participate in the program, and receive a monthly benefit of $750 per month for up to six months. Program benefits also include coverage for accidental disability and a $10,000 death benefit.

Down Payment Tax Credit:  A tax credit of up to $8,000 is available to first time buyers who qualify in purchasing a home this year until December 1, 2009.  Home buyers using FHA-approved lenders can apply the tax credit to their down payment in excess of 3.5 percent of appraised value or their closing costs.  For more information on this program just click on this link HUD Tax Credit.

The City of Anaheim, Community Development Department, provides homebuyer down payment assistance up to $125,000 for the purchase and rehabilitation of qualified foreclosed homes in Anaheim. Properties must be located within eligible census tract areas and include single-family residences, townhomes and condominiums. Preference is given to households that live or work in Anaheim.
